Harbor Row Partners assembled three downtown lots for mixed-use redevelopment — but the deeds referenced a 1911 alley vacation, two unreleased utility easements and a party-wall agreement nobody could find.
We mapped the full parcel to ALTA-grade detail, plotted every easement against the title commitment and gave their attorneys the exhibit set that carried the deal to closing.
Three Lots, Five Stories of Paper
Vacated alleys, overlapping easement grants and a century of curb reconstructions meant the ground bore little resemblance to the recorded plats — and the lender's counsel flagged nine survey objections.
Survey as Litigation Prevention
We surveyed occupation, utilities and improvements independently, then reconciled each against the record chain — resolving all nine objections with dimensioned exhibits before the commitment expired.
